Parking:
Pay parking available across the building along 3rd Avenue at Php50 for first 3 hours and 50 for succeeding hour or a fraction thereof (subject to change by parking company)
Amenities:
Gym (at 2nd floor) & Swimming pool (at ground floor).
Pool and gym use are subject to rules by the building but guests can use these for free. Pool is open from 7:00 am to 7:00 pm Tuesdays to Sundays; closed on Mondays for preventive maintenance and only maximum of 2 hours per guest.

Check-out Time: 11 am
Check-in Instructions: Self check-in at lobby. Sign in at lobby for registration. No concierge services. Early check-in and late check-out requests subject to availability and P200/hour charges.
Rental Rate:
Direct Booking with us takes away the 15% to 20% platform fees being charged by Airbnb, Booking.com etc.
1. Nightly rate: Php3,599 per night for 2 guests. Php500/night/guest for extra guests.
2. Weekly rate: Php23,000
4. Short term monthly rate: Php60,000
5. Monthly rate of at least 6 months: Php55,000
All rates plus Php800 one-time cleaning fee per booking.
Daily rate all-inclusive of dues, wifi, Netflix access and utilities.
All other rates inclusive of dues, wifi, Netflix access, and excludes utilities. Water and electricity will be actual based on kwh consumption and prevailing rate/kwh.
All rate with free unit cleaning and linens change every 7 to 10 days. We reserve the right to reschedule or delay cleaning should our cleaning staff be loaded.
Security Deposit:
Security Deposit required for direct bookings. Refundable upon move out, less cost for damages and excess utilities if any.
Daily at Php5,000.
Weekly at Php10,000.
Monthly is equivalent to the monthly rent. 50% if 1 month rent only.
Refundable upon move out.

How to Book:
1. Send us your full name, number of guests, check in and check out dates, email address & mobile number.
2. We will send you the total amount and payment instructions. Pay by bank transfer, Gcash or Paypal (credit card).
3. Send us proof of payment & at least 1 valid ID of the main occupant. We will then block the calendar after verifying the payment.
4. We will email or text you the unit number, check-in and check-out instructions, and wifi details on the day of check-in.
Cancellation & Refund:
1. Cancellation allowed 7 days before check-in. 100% of amount paid shall be refunded.
2. Cancellations 5 days prior shall be refunded 50% of amount paid.
3. For refunds, allow us 24 to 36 hours to process as we need to verify payments sent first.
4. No cancellation and refund for monthly rentals as we blocked off the whole months/s except when cancellation was made within 1 week from date of reservation & payment. Only 1 month rate shall be forfeited.
5. All Security Deposit shall be refunded.
Policies:
1. NO SMOKING allowed in the whole unit. It will take at least a day to take the smell out and this is a bummer for the next guest checking in. We might get a cancellation or a bad review for this. As such, there will be an automatic charge of Php5,000 for the penalty plus for deep cleaning the unit, sofa, carpets, linens, the number of days the unit is blocked to air out the smell, the cancelled booking/s after your stay).
Smoking is also NOT allowed in common areas. There are designated areas for smoking in the building such as the 3rd floor and pool area.
2. Cooking of food with foul odor is also NOT allowed. Any smell it leaves at the place will be charged to the guest (charges include deep cleaning fee, the number of days the unit is blocked to air out the smell, the cancelled booking/s after your stay).
3. ALL guests should be registered to us as we also register them to the building admin. Please send full names and valid IDs at least 1 day before check-in by 4:00pm. Unregistered guests will be charged Php500/head.
4. If something gets damaged during your stay, please inform the host immediately before you check out. Any damaged or missing items may be charged to your deposit. Please note that we take inventory of the unit and the items for every move in and move out, with photos every time.
5. Keep noise to a minimum as there are other occupants in the same floor and this is also a residential building. Quiet hours are observed 9PM to 9 AM.
6. Pool and gym use are subject to rules by the building but guests can use these for free. Pool is located at the ground floor, open from 8:00am to 5:00pm. Gym is located on the 2nd floor.
7. Gambling and illegal activities inside the unit are not allowed.
8. Toiletries (shampoo, conditioner, body wash, bathroom tissue) are initially provided. Should you need more, there is a nearby convenience and grocery for your purchase.
9. Linens and towels are provided for guests. For extras, you can request for an extra fee.
10. Please throw trash daily especially food scraps to avoid pests (we are a tropical country).
You may go directly at Basement 2 (B2) in the designated area just nearby the elevator.
11. Cleaning is a must every 7 days for long term guests e.g. 1 month and up.
12. Please don’t take home small items like slippers, adaptors, extension cords, first aid kit, hair dryer, fire extinguisher, shampoo, towels etc. All items are being inventoried and photos taken before your check in. ANY MISSING ITEMS WILL BE CHARGED 5x THE AMOUNT THEY WERE PURCHASED because it is a hassle for both us and for the next guests when items are not available when needed and we need to find time to buy these.

Electricity & Water Cap
A. No cap on bookings below 25 days.
B. Bookings of 25 days will have a cap on electricity of Php12,000 and Php2,000 for water. It shall be imposed for every 25 days to 31 days.
b.1 Meter readings will be done during check in and check out.
b.2 The cap we put is way more than enough for a conscientious use of the electricity and water. If you are going to turn on electricity for 24/7 even when you are not in the property, then you will have to pay for the excessive use.

14. Please be COURTEOUS with building personnel. They are not in any way connected with our transactions although they allow us to take in guests and they provide safety and security to the whole property. We reserve the right to communicate with the building administration.
IMPORTANT!!! Upon booking, you agree to the above policies!
HOUSE MANUAL:
1. Please leave your shoes on the shoe rack provided to keep the unit sanitized and clean. The slippers provided are for indoor use only. Please do not use it outside.
2. Please throw trash daily especially food scraps. This will help keep the bugs out. We are a tropical country.
You may go directly at Basement 2 (B2) in the designated area just nearby the elevator.
Upon move-out, it is okay to leave the trash in the bins and our unit housekeeping team will take care of it. However, for food scraps please tie them up completely in a trash bag. Extra trash bags are provided.
3. Please don’t throw toilet tissues, napkins or any solid in the toilet bowls to avoid clogging and enjoy a hassle-free stay. The Philippine drainage system is not the same as in other countries. Declogging fees shall be charged to guests.
4. For any issues on the unit, please communicate it to us at once. For technical concerns, you may try reaching out to the building maintenance first. If the issue is still unresolved, we will send our staff to check.
5. If something gets damaged during your stay, please inform the host immediately before you check out. Any damaged or missing items may be charged to your deposit. Please note that we take inventory of the unit and the items for every move in and move out, with photos every time.
6. Turn OFF all appliances and lights when not in use or when leaving the unit. We don’t charge a lot unlike hotels, and when our utilities usage soars up too high, we get nothing from doing this.
7. Free cleaning service and change of linens every 7 days of stay. Message us in advance to align your schedule with the staff. For extra cleaning, we charge Php1200 per cleaning. You can request extra towels for a fee of PHP200 or linens set for Php500 should you need to change them more frequently. Extra mattress for Php400.
8. For check out, please leave the key and access card at the building lobby in ground floor. Lost keys and access cards will be charged accordingly. You can opt to leave the keys in the lobby every time you leave.
9. Pay parking available in the pay parking lot across the building, entrance at 3rd Street. Php50 for first 3 hours, and Php50/hour or a fraction thereafter. Overnight parking is also computed similarly per hour.
10. Extra floor mattress and linens can be requested and is available for free for bookings beyond 4 pax. Can be requested for an extra fee.
